Compact class · one unit

A residential block with no facilities team

Seven levels of common area, a service charge to defend at the AGM, and nobody whose actual job is cleaning. What the committee needs is one predictable number and a report they can minute.

Coverage arithmetic

1,900 m² spread across a lobby, four corridor floors and two car park decks is comfortably one machine — and it can run in daylight because at under 68 dB(A) it is quieter than the vacuum it replaces. Lift-capable routing is what makes one unit cover seven levels instead of needing one per floor.

04 What changes

What changes

One fixed line

in the service charge for the contract term — defensible at the AGM without a debate about a contractor.

A monthly report

replaces "somebody complained" as how the committee learns whether it is working.

No employment risk

and no contractor to supervise. The operating responsibility is ours under contract.

Which of these is your building?

Or something we have not modelled yet. Either way, the assessment is free and the numbers are yours to keep.
